How Long Does a Tankless Water Heater Last, and What Signs Point to Replacement?

In this article6 sections
ENERGY STAR says tankless water heaters have a life expectancy of 20 years, and a National Association of Home Builders study lists tankless water heaters at 20 or more years, against 11 years for electric tank models and 10 years for gas tank models. The NAHB adds that component life depends on installation quality, maintenance, climate and intensity of use, so treat 20 years as a planning figure and not a promise.
| Source | Figure | What it covers |
|---|---|---|
| ENERGY STAR, gas tankless water heater page | 20 years | Tankless water heaters, described as lasting much longer than conventional tank-type models |
| NAHB and Bank of America Home Equity study, 2007 | 20 or more years | Tankless water heaters, based on first-owner use |
| The same NAHB study | 11 years and 10 years | Electric and gas storage water heaters |
What signals suggest replacement is near?
Neither source lists warning signs, so the signals below come from general plumbing practice and are questions for a technician, not diagnoses. A unit that is approaching 20 years old, repeats the same error code, swings between hot and cold, leaves mineral deposits at the fittings, weeps at a connection or uses noticeably more gas than before may deserve a professional look.
Ask the technician to read the error history, check the flow and scale condition and state in writing whether the problem is a repair, a maintenance item or the end of the unit’s life. Ask for the installation date and the maker’s maintenance schedule, since the NAHB says maintenance affects life.
Which signs mean stop and call right away?
The Consumer Product Safety Commission lists water heaters among the malfunctioning fuel-burning appliances that can produce carbon monoxide, and it describes the early symptoms of low to moderate poisoning as flu-like without the fever: headache, fatigue, shortness of breath, nausea and dizziness. It advises installing battery-operated carbon monoxide alarms, or alarms with battery backup, on every level of the home and outside sleeping areas, and says that if you suspect poisoning you should get outside to fresh air immediately and then call 911.
If water is leaking near wiring or the unit’s electrical connection, stay clear of the wet area, shut off the water to the heater and call a plumber or electrician before touching it again.
How do you decide between repair and replacement?
Ask for the repair price, the replacement price and the remaining warranty in one written comparison, and ask what each option does to the age clock. A repair on a unit well under 20 years old is worth weighing against replacement, while repairs on a unit near or past the sources’ figure usually buy less time.
A Tankless Water Heater’s Age Is Only the Starting Question
Keep the installation date, the serial number and the maintenance record together, because age against the 20-year figure is where every replacement conversation begins and the record is how a technician judges the rest. If a unit is sold with the house, pass the record to the buyer, since the next owner inherits the question.
